Model homes are great places to start when you are thinking of buying a home! They are decorated to the nines, have the best color schemes, great yards and offer great ideas for buyers. They have tons of signs and are easy to recognize and draw you into the community, everything is just so easy that is until you have a contract with a builder.
There are a lot of risks involved with having a contract with a builder. Even though the sales rep in the model home center is nice, kind and you like them, they are working for the Builder and have the Builder's interests at the forefront. You basically are walking in blind without any representation. Depending on the builder, you may not be able to get your deposit back if you cancel your contract. The deposits on new builds go directly into the Builder's general fund and the money is used for the construction of the subdivision. In the end, your money may not be there.
You will always be able to choose your own title company or your own lender. You by no means are required to use their people. Usually there will be some mild incentives to steer you to their vendors but you must carefully weigh the options before fully deciding one company over another.
Once the home is built and you are ready to close, you are welcome to have a "normal" home inspector come out to inspect the Builder's work. The Builder will allow that and I would suggest that to save yourself in the long run in case there was sloppy workmanship, missing finishes, or short cuts that were taken during construction. They will fix those issues.
You can protect yourself by taking an agent along with you. Your agent will know what risks are involved with purchasing a new build. They will know how to handle the registration and purchase contract and be able to explain the risks involved and the benefits. Regardless of what you have heard, Builder's do work with agents. There is a misconception that a Builder will not work with an agent so you must go it alone. This is false. Make sure you have your own representation looking out for your best interests.
