The first two will no doubt be using an agent during their purchase and will place you at a disadvantage during the transaction. The "looky-loos" are the people that no agent will put in their car because they cannot qualify to buy a home at all in Gilbert. Lastly, the investor who is trying to purchase property for ten cents on the dollar and wants a deal. They inevitably seek out FSBOs in the Gilbert market because they think they can bully you into a cheaper deal with a fast close. They will come in with low ball offers because they are buying directly from the owner. For example, if you went to a Fossil store to buy a watch, you expect to pay full price for that watch because a salesperson is involved. Say you never wear that Fossil watch and then try to sell it at a yard sale in the case with the receipt. The buyer will be expecting a discount because of the nature of the sale. That is the thought process behind a buyer going to a For Sale By Owner (FSBO)
Know what items you need to disclose on a SPDS (Seller Property Disclosure Statement) to pass on to the buyer to protect yourself from lawsuits down the road.
Know what items need to be in good working order at closing for the new buyer and what items are automatically warranted by the Seller in a real estate transaction for 150 days.
Be aware of what title companies offer discounts through escrow for our U.S. armed forces, Gilbert Police Department, Gilbert Fire Fighters, even teachers for Higley School District or any other district in the valley. These discounts can save you up to 20% on your escrow fees.
