I had a pre-listing appointment today and was shocked when I was asked, "Are there people buying homes today?"
I was shocked that they believed nobody was buying homes anymore! So Not True. There is still a surplus of Buyers in the marketplace and a Shortage of Houses on the market. Although the market has slowed considerably since this summer, there are still multiple offers on a large percentage of homes on the market.
Money is cheap! Interest rates are incredibly low... STILL, and lenders are loosening up on the money flowing through the marketplace. It is much easier to obtain financing now than a couple years ago. Cash still counts in today's marketplace but the investor's are not as prevalent as before.
I have more buyers clambering for homes than I have ever had at 1 time. The trick is to find houses on the market that fit their needs since inventory is still low. Today we have 17,923 homes on the market. We need 25,000 - 40,000 homes on the market for the real estate market to stabilize fully. Last summer, we had around 11,000 homes on the market so we have made incredible gains considering but we still have a long way to go.
