The 5 Ps Of Real Estate



Earlier this week, I filmed a little something about the 5Ps of Real Estate (as it applies to selling a house).  You are welcome to watch this video that will tell you about it or if you prefer, I'll break it down for your here as well!  The main point of this video is that almost all agents do the 3Ps of Real Estate, but it is in the 4th and 5th P's that the magic happens!!

So, what are the 5 Ps you ask?  Well, I'm glad you asked.

P #1 - PUT a sign in your yard.  Yep, this is a pretty easy thing for agents to do.  It let's those in the area (your neighbors) and any people who happen to drive by know that your house is available to be sold.  Agents love it when people call them off of a sign.  It's a new buyer lead for them to sell a different house to.
P #2 - POST your property for sale on MLS (multiple listing service).   Typically all agents will post your listing for sale in the local MLS service (they'd be dumb not to).  This exposes it to the market and especially to other agents who may have a buyer for that property; which leads me in to the 3rd P.
P #3 - PRAY like you wouldn't believe that one of those other agents that saw it on the MLS will sell the house for them.  

So, sounds like an easy job so far (wouldn't you like to be in real estate too?)!  Well if you are lucky enough to get the listing, you are certainly falling short of what it takes to EXCEED your clients expectations and to be a top earning real estate agents.  So, what sets a GREAT AGENT apart from everyone else?  It's the 4th and 5th Ps.  Here's what our team does to blow our buyer's and seller's socks off!

P #4 - PROSPECT!  Yep, you got it.  We know how to use a phone and we're not afraid to do it!  Every single day we are calling those people in our data bases who have expressed an interest in a house like the one that we have listed for sale to see if this would be a fit for them.  Then we also call those in our databases who haven't expressed an interest in that kind of a house, but may know someone that could be interested and we get there help too.  We have an extensive online marketing plan that exposes the property to many additional potential home buyers and we call and follow up with everyone who expresses an interest.  Don't you want an agent that works that much harder to find the buyer for your house?!?
And last but not least...
P #5 - PRICE CHECK.  The market it constantly changing and if your listing doesn't adjust to go with it you are either leaving money on the table or you are chasing the market down and will be overpriced and loose potential buyers.  Neither one of these is good, so you want an agent who watches the market, studies the trends and makes sure that you have the most relevant and up to date market data for your house.
