Power Ranch Real Estate Update

Good Morning Friends!


We are coming out of the dark depths of the housing crisis.  There is a shortage of available properties for buyers and as a result, we have shifted into a seller's market. We are experiencing overwhelming activity on all properties and are receiving multiple offers per listing.  Right now, cash counts.  Agents are having to be creative to have their financed clients offers be accepted, whether its writing personal letters, having lenders call listing agents to talk about the financial picture of the buyer or getting creative within the offer itself.



I'm going to try to provide a detailed real estate update for each of my focus subdivisions.  During the beginning here, my main areas will be Power Ranch, Trilogy, Cortina, Coronado Ranch, Windmill Ranch and San Tan Ranch. 


Today, we will start with Power Ranch.



In the last 6 weeks, since April 1 Here is the activity picture:

  • Average Price Per Square Foot: $89.23
  • Average Days on Market: 57 days (from start to close of escrow)
  • 12 Tradition Sales, 2 HUD, 5 Short Sales, 6 REO Sales.

  • Average Price Per Square Foot: $88.03 ($100.42 on traditional sales only)
  • 9 Tradition Sales, 2 HUD, 33 Short Sales, 3 REO Sales.
